Step-by-Step ..... buying and selling improvements!  

                                                 

1.___Prospective Buyer must receive a copy of the GBC By-Laws and Standing Rules (available on "Membership" web page).

 

2.___Buyer understands purchase is "improvements only" --no land.

 

3.___Buyer and spouse shall be required to undergo a background check performed by a qualified third party company of the club's choice.

 

4.___Buyer must complete new member application and background check forms (available in the clubhouse or on "Membership" web page).

 

Note:  Realtors must contact the Membership Chairman early in the application process.  

 

5.___Application, background check forms and all associated fees must be submitted to current Membership Chairman prior to consideration for membership.  

 

6.___Buyer's application is considered approved following motion and approval from the Board of Directors.  The current membership is notified via email and new member is free to use property and facilities.

 

7.___The membership application will be officially presented at the first board meeting following the email announcement.  (Board meetings are held the 1st Saturday of every month.)

 

8.___Buyer attendance at the board meeting is required to meet the BOD and answer any additional questions.

 

9.___Notice of membership is published in the club's newsletter.

 

10___Applicant will receive an information packet (security stickers, utility info, etc.) welcoming them to the club.

 

11.___Negotiations are between the Seller and Buyer.  Should the applicant's request for membership be rejected, the application fee will be fully refunded.  (Background check fees are non-refundable.)

 

12.___Property boundary lines should be fully understood prior to finalizing the sale.

 

13.___Mailbox keys must be surrendered at the time of sale.*  Mailboxes are permanently assigned by lot number and are part of the improvements.  A fee is charged for duplication of lost or extra keys.  (* Applies only when members have been issued keys.)

 

14.___Gate remote controls must be surrendered to the Park Chairman or transferred to the the Buyer.
